Is there an ability to 'uncheck all'? So that few individual files or few
directories can be selected for synchronization?

Yes, just mark what you want to exclude, right-click and select "exclude".

Actually it's not the same. Having a number of individual files dispersed in a mass of other files makes excluding a tedious job of having to go a few files at a time. "Unselect all" would be much better.
